Antigua means "ancient" in Spanish, so named by Christopher Columbus after Santa Maria La Antigua - St. Mary the Ancient Church in Spain. Fought over by the French and the Spanish, Antigua was eventually won by the British and became one of the Caribbean's largest sugar cane producers and a major transport hub. Today the island is littered with sail-less stone windmills and 18th century forts.

At English Harbour on the island's south coast, Nelson's Dockyard - has been restored as a yachting center and is a lively focus of visitor activity. For sun-lovers and swimmers, there is said to be a first-class beach for every day of the year on Antigua. Most of them never get crowded, and all are protected by reefs. Barbuda, also has huge, magnificent white (and pink) sand beaches and thriving marine life. Divers can see forests of coral or visit some of its 200 wrecks in the waters, while nature lovers can take a boat out into the mangroves to see thousands of frigate birds. Life on Barbuda is quiet and accommodation is limited, but that's just what makes the island so irresistibly charming.

Real Estate in Antigua and Barbuda
The English speaking islands of Antigua and Barbuda are found in the Leeward Islands of the Lesser Antilles in the Caribbean and although they form a single nation state, they offer attractive, interesting contrasts for real estate opportunities and lifestyles. Antigua, the main island is the largest English speaking of all the Leeward’s, with a population of over 80,000 living on its circular 108 square miles form, of about 14 miles long and 11 miles wide and elevation of 1319ft. It is also one of the most developed and prosperous islands of the Caribbean due to its substantial tourism , offshore banking, internet gambling services and education services including two medical schools. Just 28 miles to the north, the flat coral 62 square mile island of Barbuda has 1,500 people living in the island's only town, Codrington. Together, these diverse islands offer everything a holiday-maker could want and enjoy.

Situated in northwest Antigua and near the islands airport; VC Bird International Airport is its capital of St. John with over 31,000 people and where the islands deep harbour accommodates large cruise ships. English Harbour on the southeastern coast is re-known for its protected shelter during violent storms. Although the island is comparatively flat; in contrast to its neighboring Leeward islands, the southwest portion of the island does climb to 1,319 feet (402 m) at Boggy Peak. Conversely to its flat terraine, Antigua has much of a high rocky coastline that creates many bays and outlets, several of which form excellent harbour’s and notorious beaches along its 54 mile coastline forming the claim ‘a beach for every day of the year’ for the island.

Property investors and expatriates on Antigua are found throughout the island; from the South East around English Harbour; to the yachting centre and Falmouth with its historic Nelson’s Dockyard, Fort Shirley, the Antigua Yacht Club, Temo Sports and Spring Hill Riding Stables; to the South West in and around Jolly Harbour, another dominant yachting centre; and in the less populated East coast at Half Moon Bay and Browns Bay, and in the North in Hodges Bay and Cedar Valley and surrounding areas- popular due to the access to the capital, airport, golf course, shopping mall and other amenities. Location choice really is simply a matter of personal preference in lieu of proximity to amenities particularly marinas, as well as sporting facilities, nightlife, restaurants and beach presence.

There is also a wide selection of choices from gated communities to un-gated on Antigua. Several of the larger well planned gated communities in Antigua are on the more sparsely populated Atlantic coast and on the Caribbean side there are many other smaller developments all benefiting from the facilities in Jolly Harbour of shopping, golf, marina and sports centre. This area too holds spectacular views of the Caribbean Sea with the islands of Montserrat, St. Kitts and Nevis forming a picturesque back drop.

All properties in Antigua are registered at the Land Registry. Bank financing is available but interest rates are high by world standards so financing is usually secured off shore. The country's official currency is the East Caribbean dollar yet many prices in tourist areas are shown in US dollars. The EC dollar is pegged to the US dollar at a fixed rate of $1 US = $2.67 EC. Antigua/Barbuda is one of the seven Lesser Antilles Caribbean countries that share the East Caribbean Dollar, including Anguilla, Grenada, Montserrat, Saint Kitts and Nevis, St. Lucia and St. Vincent and the Grenadines.

There are numerous tiny islands off the shores of Antigua, one of which includes the tiny uninhabited island of Redonda, which is a classified wildlife refuge while Barbuda is well known for its Frigate Bird Sanctuary. Barbuda's Frigate Bird Sanctuary is located in the island's northwestern lagoon and is accessible only by boat. The sanctuary contains over 170 species of birds and home to over 5,000 frigate birds; the most aerial of water bird’s, possessing the largest wingspan of up to four and five feet, in proportion to its body size of any bird in the world. On Barbuda's highest point (124 feet) are the ruins of the Codrington estate, while Highland House, on the island's south coast is a 56-foot high Martello castle and tower, a fortress that was used both for defense and vantage point. Apart from the Frigate Bird Sanctuary, Barbuda is known for its pink and white sand shell laden beaches, beautiful reefs, and an abundance of shipwrecks. Barbuda can be reached easily from Antigua, either by, a 20-minute flight, twice daily or by boat (in three hours).
