Real Estate in Aruba
Aruba is a 21 mile (33-km) long island of 75 sq mi (193 km²) found in the southern Caribbean Sea, is a mere 17 mi (27 km) north of the Venezuela and 86 miles (94 Km) east of Bonaire and 42 miles east of Curacao; a group of islands affectionately called the ABC’s. Unlike much of the Caribbean, Aruba has a dry climate thus an arid, cactus-strewn landscape. Because of this visitors and locals alike can rely on the sunny warm weather throughout the year. Also the island lies outside the hurricane belt, ideal when considering Caribbean and Aruban vacation home ownership.
 
Another assurance for foreign ownership is that Aruba is a country within the Commonwealth of the Kingdom of the Netherlands. Under the Netherlands, Aruba is recognized as a completely separate and autonomous state and country yet also under the authority of the Dutch crown. It has its own self government but the Netherlands has power over Aruba as well as the five islands that make up the Netherlands Antilles. Thus foreign ownership protection is assured and in place in Aruba as well in its Caribbean neighbors in the Netherland Antilles.

There are no restrictions on ownership of private property by non-residents in Aruba.
 
Upon finding and purchasing your new Aruba vacation home you will require a notaris but not a lawyer. This is because the notari will take care of all legal matters; including due diligence. Notaris are appointed by the Dutch government and mandated by law to serve both the buyer and the seller. Part of their job is also to secure the tax value of the house from the tax department to determine the amount of transfer tax, which is a one time cost of 6 % of the value of the property; homes however that sell under 250.000.00 AWG have a 3 % transfer tax. In total the time to close for your property will be about 6-8 weeks to complete.

If you secure a mortgage from an Aruban bank you will also be required to pay 2% over the amount of the loan. Financing for a mortgage in Aruba is very expensive with rates around 9% plus local banks will only finance up to 50 % for non-residents. Therefore using the equity on your own home is really the way to go.
The currency is the Aruban Florin/Guilder/ (AWG) which fluctuates with the world market, is currently trading at US Dollar $1 to AWG 1.70. Currency converter here. In saying that, dollars are recognized everywhere, but most likely you will receive change in guilders. In regards to banking, Aruba has a number of banks, all of which have ATMs located conveniently around the island.
 
A 3% tax has been introduced on sales and services however duty free shopping is freely available for those leaving the island.
 
Aruba enjoys one of the highest standards of living in the Caribbean with an economy based on tourism or tourism related activities. Aruba is known for its white, sandy beaches on the western and southern coasts of the island, with its calm crystal clear waters but not so known for its northern and eastern coasts, where it is mostly untouched due to the strong winds and crashing waves that provide little protection. The interior of the island features rolling hills; with the highest point 617 ft (188 meters) Mount Jamanota. Oranjestad, the capital is found on the northern western coast providing a kaleidoscope of activities from active night life to duty free shopping.
 
Dutch is the native language of Aruba though English and Spanish are also spoken along with Papiamentu, the local language, which is predominantly heard throughout the island.
 
The Queen Beatrix International Airport is located near Oranjestad and has daily flights to various regions across the United States from: Puerto Rico, Miami, Chicago, Philadelphia, Pittsburgh, Houston, Atlanta, Charlotte, Washington DC, New York, to Boston. It also connects Aruba with Canada and Europe, with daily flights to Germany, France, Spain and England and direct flights from Italy will start in November 2008. So with such easy connection choices, it is no wonder Aruba real estate is a natural choice for second vacation home ownership; not to mention U.S. Immigration has full pre-clearance in Aruba (since 2001), which just makes traveling from Aruba that much easier.
