As a paradise for the surfer, eco-tourist and beach goer alike, El Salvador offers a lot.  The waves are world re-known along its 190 mile sandy beach coast and the country’s 25 volcanoes, in company with Lake Coatepeque- one of the most beautiful lakes in the world, as well as the sub-tropic dry forests and rainforest alike are ideal to hike and explore, all offering an incredible array of fauna and flora delights.

And the views in El Salvador are more than dramatic….imagine seeing a beautiful emerald green lagoon Inside the heart of a (1600m) volcano –namely the Alegria Lagoon which is inside Volcano Tecapa, to taking in the magnificent views form El Pital, the highest point of El Salvador (2740m) where there is also a haven of lush forest, crystal water rivers and even snow… Imagine, snow in the tropics.

The El Salvador that was haunted by the 1980-92 civil war is long gone.

Real Estate in El Salvador
The El Salvador Pacific coastline-actually runs east-west-thus forms El Salvador's southern border.  On the west end of the coast, dramatic cliffs edge the light white sand and sea, providing breathtaking ocean views. Moving east and central, the sand color ranges from a striking black to grey and the terrain levels continuing to its far eastern shores.   El Salvador's beachfront along this 190 mile stunning coastline is some very attractive real estate, all mere steps away from the warm Pacific 80F+ water.
 
As the smallest country in Central America, El Salvador has a total area of 8,123 square miles (21,040 km²), and is bordered by Guatemala to the north west and Honduras to the north east., These countries share El Salvador’s largest river, the Lempa Rive that feeds to  the ocean and is navigable for commercial traffic.  El Salvador is the only Central American country that does not have a Caribbean coastline. The capital is San Salvador and is home to almost one quarter of El Salvador's nearly 7 million people.
 
El Salvador has come a long way since the revolutionary days and is in fact now a country with a growing economy; one that has attracted over 20,000 expats from business persons to retirees alike within its shores. 
 
The Government of El Salvador has legislated that foreigners have the same rights as locals in buying real estate.  So expats can purchase land, even beach front without restrictions.  Within the local financial institutions too, the expat is recognized with the same buying conditions as an El Salvadoran.
 
The capital San Salvador and its surrounding districts of Santa Ana, San Miguel, or Sonsonate are popular expat areas within the heartland of El Salvador.  San Salvador is a fun, cosmopolitan city filled with cultural delights and an entertaining night life.  Majestically situated, lying in a valley at the foot of a volcano, it abounds with museums, cultural centers, glittery malls, bars and cafes.

Other areas of interest for the foreign population are in Colonia Escalon, Colonia San Benito, Colonia San Francisco, Colonia Altamira, Suchitoto, Perquín to La Libertad that has some of the best waves in the Pacific Ocean.

Whether colonial, modern, a cultural jewel, beach side or in the heartland of the volcanoes, El Salvador has many different vibrant centers to quaint towns to choose from with a price range for all: a mansion from U.S. $120,000 to the high end of $700,000 and the more moderately priced properties from $50,000 to $90,000’ with condos from $30,000.  No matter what your lifestyle and price range, El Salvador has a place for you and with a wide range of temperate climates, as El Salvador elevations with its stunning sea side to majestic volcanoes rises to nearly 9,000 feet.

Not only are the real estate prices amazingly affordable along the miles of beautiful Pacific beaches to the breathtaking highlands but the cost of living in El Salvador is still so low.  Your dollar simply goes a lot further here.  You can live on a fraction of what it costs in your homeland.

El Salvador has been undergoing the most rapid industrialization over the last decade and in January 2001, El Salvador adopted the US Dollar as its official currency in place of the El Salvador colon.  The economy that had been growing before then saw increased strength thereafter.  This in conjunction with the regulation of the financial institutions and privatization by some of the local banks brought on greater stability and growth and by 2006, there were 13 banks: nine private commercial banks, two state-owned banks, and two foreign branches.   Today, Citigroup, HSBC and Scotiabank form part of the El Salvador financial market with controlling interests in many of the main Salvadoran banks.

A lot of the improvement in El Salvador's economy is a result of this banking privatization but it is also due to the privatization of telecommunications, public pensions, electrical distribution, some electrical generation; as well as a reduction of import duties and elimination of price controls.

Agriculture forms a substantial part of the foundation of El Salvador's economy with coffee and sugar as the major cash crops what with El Salvador's lush land, however shrimp and leading manufacturers of textile and apparels, food and beverage processing, petroleum, chemicals, fertilizer, , furniture, and light metals also contribute significantly, particularly within the last decade as a result of  fiscal incentives with the free trade zone.  Interesting, more than 300 U.S. companies have established either a permanent commercial presence in El Salvador or work through representative offices within El Salvador.  In fact, the U.S. policy toward El Salvador promotes the strengthening of El Salvador's democratic institutions, rule of law, judicial reform, national reconciliation and reconstruction, and economic opportunity and growth.
 
And from the Index of Economic Freedom…  “El Salvador receives high scores for investment freedom, financial freedom, government size, and labor freedom. Government expenditures are less than 15 percent of GDP, and regulation of the free market is generally light, efficient, and transparent. The labor market is fairly flexible and one of the economy's most attractive features.”
 
A lot can be said for this emerging Central American nation.

And El Salvador is accessible.  Its international airport, Aeropuero Internacional Comalapa, is 27mi (44km) southeast of San Salvador and airlines that fly to/from San Salvador, El Salvador are American, Continental, TACA, Copa and Delta.

So come enjoy El Salvador, where its rich forests and weathered mountains make for great hiking, its shores make for superb surfing and bathing, to the people of El Salvador perhaps its richest resource and perhaps the best reason to come; friendly, candid, and un-jaded by mass tourism.
