Known as the Spice Island, Grenada is indisputably everyone's idea of tropical splendor. This mountainous island of twelve by twenty-one miles is a microcosm of all that's best in the Caribbean.
 
There are silky white beaches, unspoiled rain forests, hills and waterfalls, a breathtakingly beautiful colonial capital town, warm, clear bays for swimming and diving, a passion for food that's a lasting legacy of the early French settlers, peace and quiet for lovers of solitude and a lively nightlife if you want it - all wrapped up in a perfect climate. It's no wonder that the British and the French fought over it so many times.
 
 
Real Estate in Grenada
Grenada (120 square miles) and its smaller sister islands - Carriacou (13 square miles) and Petit Martinique (just 1.44 square miles) - rest at the foot of the Windward Island chain south of St. Vincent and the Greandines in the Caribbean's deep south; and a mere 100 miles north of Venezuela.  With a population of 110,000, most live in or around the capital of St. George's; you can't fail to admire this harbour town, often voted the most attractive in the Caribbean that is spread around the busy working port like an amphitheatre where its pastel-coloured French villas line cobbled streets.

The islands are of volcanic origin and have extremely rich soil.  Grenada is also very mountainous with Mount St. Catherine the highest point at 2,756 feet (840 m).  Several small rivers with beautiful waterfalls flow into the sea from these mountains.  This mix of beautiful white sand beaches, waterfalls, rivers and mountains, makes Grenada one of the most desired destinations in the Caribbean.  Real Estate in Grenada is alluring and growing in demand within the villa community.

Grenada although an independent country is part of the Commonwealth regime, with Queen Elizabeth II the Queen of Grenada and the Head of State, and the Crown represented by a Governor-General on the island.  Thus buying real estate in Grenada is safe as any final appeals if required are presented to the Privy Council in London.  Buying real estate in the Grenada carries peace of mind.

To own property as a foreigner on the island of Grenada, an Alien Land Holding License must be obtained; an application that takes up to three (3) months to process and requires a Police Certificate, a character reference, and bankers reference. The fee for this is 10% of the agreed purchase price and is payable once the license is granted.   This process for application is performed by your lawyer.  Next is, the Stamp Duty of 1% of the agreed purchase price and then the Land Transfer Tax of 15% (5% for Grenadians).

The local currency in Grenada is the Eastern Caribbean Dollar which is linked to the US dollar at an exchange rate of EC$2.71 to every US$1.00. Currency converter here.  Grenada shares a Central Bank and their currency, the East Caribbean dollar with seven other countries within the Organization of Eastern Caribbean States (OECS).

The official language in Grenada is English, however Grenadian Creole is often heard.  And although the official language is English, the islands French ancestry is evident in many of the French names of places and its architecture which sometimes are found to be with a mixture of French and Georgian.

The island is divided into the six parishes of St. Andrew, St. David, St. George, St. John, St. Mark and St. Patrick.

Grenada’s International Airport is located on the island’s south west corner near the capital, St. George; the Maurice Bishop International Airport (formerly Point Salines International Airport) is serviced by airlines such as British Airways, Virgin Atlantic, American Eagle, American Airlines, and regional carriers Air Jamaica and LIAT. At the end of 2009, a new passenger ferry service between St. George’s Grenada, and Barbados, St. Vincent, St. Lucia, and Trinidad is slated to begin by the Grenada based- BEDY Ocean Line.

Tourism is Grenada’s main economic force however Grenada is also called The Spice Isle because it is a leading producer of several different spices from cinnamon, to cloves, ginger, mace, pimento, vanilla, cocoa trees and allspice, and particularly nutmeg, that provides 20% of the world supply; the second largest producer of nutmeg after Indonesia.  In fact in honor of its contribution to the economy, the nutmeg symbol is found on the nation's flag.

Tourism is concentrated in the southwest section of the island, within and around the areas of St. Georges, Grand Anse, Lance Aux Epines, and Point Salines, where although Grenada has many idyllic beaches around its pristine coastline, one in particular that is outstanding is the almost 2 mile (3 km) long Grand Anse Beach in St George's, which is often considered one of the top ten of the finest beaches in the world. From beach to inland, ecotourism in Grenada is on the rise, with adventurous and colorful hiking through to its highest mountain peak of 2,756 feet, to the Grand Etang National Forest, or to the pristine shores of Grand Etang Lake. From white sandy beaches to scenic flora and fauna to waterfalls, the spice plantations and numerous historical sites that speak of the islands colourful past to snorkeling amongst the islands beautiful coral reefs and dive sites; in Grenada there is always some place to go or discover.
 
Or for a change of scene, you can take the ferry from St. George’s and head north of Grenada to the island of Carriacou (population 4,500), where you'll find life even more laid back or travel on to Petit Martinique, 2 ˝ miles away from Carriacou - population 1,000 - where things happen only when ships put in.

Just wherever you go, you will be welcomed by the warm and friendly people of the islands and
the laid back atmosphere.  Now doesn’t this sound enticing and a great place to call a second 'home'.
