Welcome to the new Nicaragua. It is nothing like its days in the early ‘80’s of civil unrest. In fact, “now it’s the safest place in Central America at the brink of a tourist revolution”. MSNBC, August 2005. The new Nicaragua presents a people born out of adversity: strong spirited, passionate, resilient with great character and strength ... a place of great artists and poets. In fact, poetry is one of Nicaragua's most beloved arts, the Ninca hospitality unequivocal and the county one of the safest in the world.
Tourism in Nicaragua simply put is thriving as word has spread about its hospitality and dazzling natural attractions. To the west are beautiful Pacific coast white sand beaches with dramatic hills and bluffs and fabulous cresting waves that catch many a surfers’ heart to colonial cities with world class colonial architecture to Nicaragua’s beautiful lakes particularly Lake Nicaragua, the 10th largest freshwater lake in the world, to perfect cone volcanoes, turtle sanctuaries, cloud forests with old-statuesque trees and exotic flora and fauna and to the east where you’ll find a vast wilderness along with Nicaragua’s pristine Caribbean Islands: the Islas del Maíz: two enchanting islands ringed with white-sand beaches, coral reefs, luminous seas set to postcard perfection. Nicaragua also offers a unique blend of low cost living, affordable properties as well as one of the most attractive retiree laws in Central America. In retiring in Nicaragua, you pay no taxes on any out-of-country earnings, you can bring in up to $10,000 worth of household goods for your own home duty-free, and you can import one car tax free. You may also import an additional vehicle every 5 years under the same tax exemptions. International Living Magazine rated Nicaragua as one of the top ten most attractive countries for retirement. This ranking was based on the high personal safety index, low costs of living and real estate in the country Foreign investment is increasing rapidly in Nicaragua and since 2002, 10 major shopping centres have opened as well as numerous international hotels and restaurants and massive infrastructure upgrades are taking place in roads and utilities,. Substantial foreign commercial investment is on the upswing as well. In 2005 GE acquired a 49.9% ownership in BAC Bank, one of Central America’s largest banks of which are found throughout Nicaragua. In 2006 Cone Mills opened a $100 million denim plant, making cloth for the manufacture of Wrangler and Lee jeans. Vanity Fair, the parent company of Wrangler, has also opened a sewing plant here for jeans manufacturing. Such activity along with a strengthening tourist industry which has become the number one contributor to the national economy are sure predictors of real estate sales to come.
A contributing reason for the emerging foreign investment focus in Nicaragua has to do with the U.S. assistance both financial and collaborative which has focused on strengthening democratic institutions, stimulating sustainable economic growth, and supporting the health and basic education sectors. These US and Nicaragua’s bilateral policy focus's have skyrocketed the satisfaction of the U.S. citizen claims arising from Sandinista-era confiscations and expropriations. Further, Nicaragua is also part of the Inter-American Convention on Arbitration and has complied with the International Monetary Fund (IMF) demands for cutting its deficit, implementing structural reforms, and maintaining overall monetary stability and has concluded in successful negotiations of the Central American Free Trade Agreement. (CAFTA). In summation, of these efforts Nicaragua can proudly say it has one of the fastest real-GDP growth rates in Central America.
Another contributor to this economic strengthening was in 2004, when most of Nicaragua's international debt was forgiven by the World Bank allowing the country to continue on its momentum of economic growth and development. As a result, there are a bountiful number of opportunities in this charismatic land awaiting and Nicaragua has come to rival current popular tropcial destination choices for foreign investment. US dollars are accepted almost everywhere throughout Nicaragua although the local currency of cordoba’s can be easier to use in some of the smaller businesses and places off the beaten track. The exchange rate is approximately 19.5 cordoba per dollar…..a one-hundred cordoba note is worth about $5 USD, and ATM’s are available in most major towns and tourist regions, with the exception of Isla Ometepe and the Corn Islands.
And living in Nicaragua is affordable- where ever you travel throughout Nicaragua your currency value goes far from high end hotel room rates of $50, a local dish of quesillo US$ 1.00, a 2-hour bus ride US$ 2.00 to cafe internet access US$ 0.70/hour. Fresh pineapple and melons are about $1 in the stores and less at roadside stands. Fresh chicken is about $.49 lb, and beef steak is about $3.40 lb. Your dollar, euro or pound simply goes further in Nicaragua.
Popular Places of Nicaragua include Bluefield’s on the south east coast; Granda on Lake Nicaragua, Nicaragua's oldest Spanish city, a colonial gem nestled at the base of the dormant magnificent volcano Volcan Mombacho; León within the west-:with its colonial architecture and historic sites.; San Juan del Sur Nicaragua's main beach resort on a horseshoe-shaped bay surrounded by cliffs and sea, offering backpacking, to surfing and fishing; Corn Islands off the Caribbean coast- Big and Little Corn Islands (Islas del Maíz), tropical paradises with clear turquoise water, white sandy beaches fringed with coconut palms, excellent fishing, and magnificent coral reefs for divers and snorkelers;. Isla de Ometepe also off the Caribbean coast, an island formed by twin volcanoes rising from a lake with many ecological delights; Managua the capital found on Lake Managua has dramatic volcanic skyline and cosmopolitan appeal and history that have inspired a number of Nicaragua’s noteworthy poems and Nicaragua’s new “Gold Coast” includes over a dozen new developments right on the water, with several sporting golf, equestrian, surfing, and other activities. Nicaragua’s International Airport just east of the Nicaraguan capital has recently doubled in size and is easily accessible to such hubs as Miami - 2 hours, 30 minutes, Houston - 3 hours, 15 minutes An alternative to flying to Nicaragua is to fly to the Costa Rican International Airport where driving across the border to San Juan del Sur, Nicaragua is a mere distance of 28 miles. The culture and language of Nicaragua varies from being dominantly Spanish to English. Initially, the western half of the country was colonized by Spain and the eastern half was once a British protectorate. As a result, the country has an interesting blend of influences from building architecture to way of life and languages from these mother countries as well as its own Indian or Caribbean influence.
