Write out a list of everything anyone could want from a Caribbean vacation. Start with beaches, duty-free diving. If you choose to visit St Kitts and Nevis, you'll end up with every box checked. These twin, but not ideshopping, casinos and ecology, then go through discos, golf and history and end up with sailing and ntical, islands in the Eastern Caribbean have it all, making them the ideal destinations for a two-center holiday.
They're green and lush, with rain forests and tropical flower gardens. They have unspoiled and un-crowded beaches for safe swimming, and they're great vacation spots for divers and snorkelers. Their two historic capital towns; colonial settlements built by the British, are among the prettiest and best-conserved in the Leeward Islands group. Both islands have plantation houses and 18th century forts. Both have an enormous respect for their common Caribbean heritage and put a special emphasis on offering the highest standards of hospitality and service. Real Estate in St. Kitts and Nevis Although forming one country, the islands have different characteristics. At 68 square miles, 23 miles long and 5 miles across at its widest, St Kitts is the larger of the two and offers most of the opportunities for nightlife, sports, and entertainment filled with music and arts festivals, pageants, carnivals and sporting events. The 36 square mile Nevis approximately 7 miles in diameter, 2 miles (3km) southeast of St. Kitts and across a shallow channel called "The Narrows”, although more lay back, also has plenty to keep sportsmen and women busy. The population of St. Kitts is close to 45,000 and Nevis 10,000. Both islands have 18-hole championship golf courses bounded by the Caribbean Sea and/or the Atlantic Ocean. In fact Nevis’s course is Robert Trent Jones designed and is often voted the Caribbeans best course. Geographically part of the Leeward Islands, St. Kitts/Saint Christopher and Nevis both have spectacular, cloud-fringed peaks of dormant volcano’s covered by dense tropical forests that climb to 3,792 feet (1,156 m) and 3,232 ft (985m) respectively; that are enjoyed by eco-hikers and nature lovers alike; and undoubtedly the reason Saint Kitts and Nevis were among the first islands in the Caribbean to be settled by the British and Europeans what with the lush vegetation.
Buying property on St. Kitts and Nevis is very easy. In fact the Government encourages foreign investment. There are two ways of acquiring property on either sibling islands, one being by obtaining an Alien Land-holding License; the other through Economic Citizenship. Acquiring an Alien Land-holders License essentially is completing an application, transferring the property deed and payment of Government Fees such as the Stamp Duty of 6% or 5% for condominiums (some exceptions to this include Special Development Areas, and the South East Peninsula of St. Kitts); a process that takes 2 to 4 months using legal representation. The alternative route is to acquire Economic Citizenship. Because dual citizenship/passport is internationally recognized, the buyer does not have to change citizenship status in their home country. Advantages of this are the investor has full residency and work permits are given automatically; there is no tax on foreign income, capital gains, gift, wealth, nor inheritance tax. What is required is an investment of US$350,000 in government designated real estate or to acquire Treasury Bonds from the Government of St. Kitts and Nevis amounting to US$200,000. A non-refunded US$35,000 must also be paid to the Government. Dependents have a further payment of US$15,000 and a background check is also required at a fee of US$2,000. Real-estate prices in St. Kitts and Nevis have seen notable stable growth over the last 15 years. Prices supported by this citizenship option have created stability in the real-estate market, notwithstanding ensuring a secure investment.
A property tax of 0.2% is levied annually on the market value of the property. If the property is rented out, any rental income is tax-free for the owner. Upon the sale of a property, there is no capital gains tax as income is not taxed nor are there wealth taxes either. St. Kitts & Nevis property ownership titles are researched for title transfer so lawsuits concerning disputes of ownership title to property are very rare.
The currency used in St. Kitts and Nevis is the East Caribbean Dollar ("XCD") which currently carries a mid-rate of XCD 2.70 (2.65 - 2.7169) to one US dollar. Banks in St. Kitts and Nevis are FCIB, The Bank of Nova Scotia, The St.Kitts –Nevis- Anguilla National Bank, Ltd., The Bank of Nevis Limited, RBTT Bank ( St. Kitts and Nevis) Limited, The Nevis Co-operative Credit Union, The Bank of Nevis International, The Foundation for National Development (FND), FINCO - St. Kitts and Nevis Finance Company and The Development Bank of St. Kitts and Nevis. Foreign currency accounts are available at all of the commercial banks. Nevis also has an excellent reputation as an off-shore financial centre with progressive legislation on Business Corporations (BC’s) and asset protection trusts. The capital and the headquarters of government for the islands is Basseterre on Saint Kitts, the capital on Nevis is Charlestown. These islands' capitals are among the most picturesque of the colonial harbour towns in the Caribbean, with no buildings’ taller than the surrounding palm trees. Quite the interesting contrast to the large cruise ships that pull into the port in St. Kitts. Direct flights to St. Kitts are by Delta and Us Airways from Philadelphia, Atlanta, and Charlotte (NC). American Airlines routes to St. Kitts through San Juan, Puerto Rico, Air Canada through Antigua or San Juan, and Air France, British Airways, Virgin, BMI Airways, Iberia, KLM and Lufthansa through either St. Maarten, Antigua or San Juan. Regional carriers connecting to St. Kitts are American Eagle, LIAT, Winair, and Carib Aviation. The St Kitts International airport (SKB) (Robert Llewellyn Bradshaw is 3.2km (2 miles) from Basseterre on St. Kitts. On Nevis, the regional carriers route through San Juan, Puerto Rico, Antigua and St. Martin on American Eagle, LIAT and Winair. A ferry or water taxi is also available from St. Kitts. St. Kitts and Nevis are also situated with close proximity to St. Barth’s, Anguilla, St. Marten, Antigua, Barbuda, Montserrat, Saba and Saint Eustatius and are all within a 20-minute flight time, a few hours by powerboat or a day sail away. Both St. Kitts and Nevis recognize natural preservation as of major value. And although once known for its sugar cane, today these islands are re-known more for their long stretches of sandy beaches, lush abundant vegetation, diving and snorkeling opportunities, hiking and golf. And while the island of St. Kitts is dominated with dramatic black sandy beaches, Nevis has golden to white. Offshore the islands offer a wealth of dive sites from the 400 plus ships that sank between 1493 and 1825. In particular the western (Caribbean) side of the island is well protected and visibility is 60 - 100 feet and most dive locations are within an easy boat trip from the shore. There is also an exceptional wealth of history, including restored fortresses, plantations and ancient petro glyphs throughout the islands. St. Kitts and Nevis offer excellent opportunities for purchasing a vacation or retirement home, investment property or commercial development property. The topography of both islands makes for majestic vistas. The current developments taking place on both islands are of high quality.
